Here’s the deal: I’m inviting at least five of our amazing agents to participate. The goal? To identify as many “Ds” in people’s lives that signal a potential real estate opportunity. And yes, the winner will receive a fantastic $500 gift card!
To make it simple, we’ve consolidated the many "Ds" into five main categories:
First, we have Financial Changes. This includes things like debt, downsizing needs, or changes in the market.
Next, Personal and Family Life Changes. Think divorce, new relationships, children relocating, or lifestyle upgrades.
Then, there are Property Condition Issues. This covers things such as deteriorating structures or deferred maintenance.
Fourth, Location and Environmental Shifts. This involves neighborhood safety concerns or nearby developments.
And finally, Health, Safety, and Accessibility Needs. This includes disabilities, proximity to healthcare, or safety issues in the area.
Now, let’s talk about how the contest works.
First, to participate, make sure you’re one of the five agents signed up. Once we have enough participants, the contest kicks off! Your mission is to go through your contacts, databases, and social media to identify individuals experiencing any of these “Ds.” Remember, each “D” should present a genuine opportunity for you to assist them with their real estate needs.
But how do we keep things fair and ensure everyone is playing by the rules? Great question!
Here’s how we make it cheat-proof:
You’ll need to log each lead with details like the contact’s name, the category of the “D,” a brief summary of your conversation, and the date you reached out. To confirm the legitimacy of each lead, please get a short testimonial or permission from your contact. You can also provide screenshots of message exchanges or call logs—while respecting privacy, of course. We’ll use a shared spreadsheet where everyone can see entries in real-time, fostering transparency and accountability. And we’ll have periodic reviews to ensure all leads are authentic and to address any discrepancies promptly.
We want this contest to be not only fair but also fun and engaging. So, here’s how we’ll keep the momentum going:
We’ll have a visible leaderboard in the office and update it regularly online to keep the friendly competition alive. We’ll feature top performers and share interesting success stories during team meetings and in our internal newsletters. There will be smaller incentives for milestones like the first to 5 leads or the most creative “D” identified. Each week might have a different focus area, encouraging you to explore various “Ds.” At the end of the contest, we’ll host a celebration to honor all participants and announce the grand prize winner. After the contest, we’ll gather your feedback to improve future contests and ensure everyone had a great experience.
To kick things off, we’ll have a brief training session to help you understand the categories and share effective strategies for identifying and approaching potential leads. Plus, we’ll provide templates for logging your leads and conversation starters to make your outreach easier.
